Our recent experience of purchasing property in Santa Fe was delightful thanks to Frank O'Mahony.

A vacation to Santa Fe in July prompted us to look for property on which to build. Searching the Internet I came across Frank's website. I contacted him, explained that we lived in Mexico (not New Mexico) and what we were looking for. In 2006 I wanted to sell my 2 bedroom condo and buy a house in Santa Fe. I interviewed Frank O’Mahony as well as other agents. He explained his plan of action. I liked that he had a clear plan of action and signed on to his services.

First we compared my condo with others in the area. We quickly agreed on a price. Before placing the condo on the market Frank had some good suggestions. First, I rented storage space and moved everything out of the condo that created clutter. I bought a few plants, grew some tomatoes on the
balcony and did some touch up painting. For the next 8 weeks Frank held open houses and was there every Sunday. Eventually, one of the open house visitors gave an offer on the eighth week. This was all part of the plan.

Next the buyer had some issues getting financing. This might have been just paperwork or weak finances, we never knew. We did know this would delay the closing.

This was particularly bad, because I just put a down payment on a house. Frank took me to many houses in my price range. At the time I was a single male and was okay with a fix-it-upper. We found a great 3 bedroom 2 bath house in a neighborhood within the best school district. It was my second trip with Frank and I went to contract immediately. Frank and I agreed we could get about 15% below asking price due to the condition of the house and we did. I think we were both happily surprised. Frank ordered up the inspections, recommended a mortgage broker and everything on my side went smooth.I was afraid of losing my condo buyer however. Frank negotiated a
payment to me for every day the financing was unresolved. This lasted for 16 days and the fee was
added to the price. I lost nothing as the fee was based on my mortgage fee.

Both closings went smoothly. All the paperwork was correct; I was prepared for all the issues and answers before going to the title company. Both closing took less than 30 minutes.

I liked working with Frank because he told me the plan and worked the plan. Issues arose and were quickly resolved. Frank was available when I needed to understand my options and next steps. I appreciated all that and would highly recommend Frank O’Mahony’s services.
