Santa Fe Home Sales – Steady as She Goes

Santa Fe Association of Realtors has just released its Q4 results.

Condo and townhome sales  rose in sales from last year with 60 sales in the 4th quarter of 2009and 76 in the same Quarter of 2010; however, the median price dipped from $250,000 in the 4th quarter of 2009 to $232,500 or an 8% drop in the same Quarter of 2010.  Land sales slowed from 43 in the 4th Quarter of 2009 to 32 in the most recent 2010 Quarter with prices down from a median of $160,000 in 2009 to a median of $134,500 in 2010.
“While Santa Fe City and County single family home sales slowed in the 4thQuarter, condo and townhome sales  showed a modest  increase perhaps the first signs of the return of the second home market,” stated  JoAnne Vigil Coppler, 2011 President of the Santa Fe Association of REALTORS®.

“Sluggish sales in the 4thQuarter generally reflected the mood of the country as we settled in for the  national Election results.  More recently the market has shown an  upswing of activity and buyer interest especially when interest rates began to inch up,” she added.  “With a seasonal drop in inventory, single family home  sales  have  slowed  with values  holding steady in our housing market,” said Ms. Coppler.   “Buyers who are watching the market closely; particularly the increase in interest rates and stabilization of several federal tax policies, are beginning to move off the fence,” she noted.

Santa Fe Foreclosures surge – Santa Fe New Mexican

Good story in the Santa Fe New Mexican about the continued growth in real estate foreclosures.  I was quoted in this article and in a radio story on KSFR, my opinion being it’s not over yet, and we have more foreclosures to come in Santa Fe County before we start seeing daylight.

Frank O’Mahony, who opened up his Evolve Real Estate Santa Fe last year — the worst in at least a decade for home sales here — has done an analysis of the market on his website. He sees inventory rising whenever sales percolate.

“There is a huge overhang of people holding back, waiting to put their homes on the market,” he said.

Median price seems to be dragging along the bottom at the moment. With only around 200 sales per quarter, single transactions can skew the numbers. However you can see from the 90 day line, the trend is ticking upward.

Inventory for Single Family Properties in SANTA FE, NM

Good news for sellers, and perhaps a clue that the market’s turning? Inventory’s going down in Santa Fe, after a peak in September. I think it implies that sellers are getting more reasonable/resigned in the prices they will accept. It’s a good thing – we need to get the glut of properties behind us.

Santa Fe to get new movie studio

Today’s New Mexican confirms that we are to have a new movie studio, built with eco-sensitivity from the ground up.  Santa Fe’s new movie studio will bring attention to the Turquoise Trail area. If you’ve got a commercial idea that has a connection to the movie business – food, equipment, transportation, for example – let’s talk because you’ll want it to be sited near this new studio. Land is (so far) not expensive there. Some homes out there too, if you’re thinking rental opportunities.

The Hools have been trying for years to realize a film studio project on a 65-acre tract of land off N.M. 14 that has since been designated a media district.

Santa Fe Studios and the county agreed in June 2008 that the film production company would purchase the land and build a four-stage, $40 million eco-friendly film studio. As part of that deal, the county agreed to contribute about $3.5 million worth of water rights and infrastructure improvements to the project. The studio promised to provide 500,000 hours worth of above-minimum wage jobs in return. The studio project also is slated to receive $10 million in economic development subsidies from the state Department of Finance.
