Last night was the first night of the 60th Rodeo de Santa Fe. The warm evening turned into a balmy, cool night, full of raw excitement, dare-devil skills and unbelievable bravura.
The amount of living these athletes put into their 8 second bucking is just awe-inspiring. I think the Rodeo is one of the real treats of being in Santa Fe – for ten bucks you get to be up close with some of the planet’s meanest steers, most graceful horses and most daring riders you’ll see anywhere. Come and see it! The Rodeo continues through the weekend
100th Movie production for New Mexico

Governor Richardson just announced that New Mexico is to have its 100th movie production since he took office. The thriller “Run for Her Life” stars Dermot Mulroney, and it’s already started shooting in Santa Fe. So why is this important to you, just here because you’re looking for Santa Fe MLS? Well, the movie will hire 90 crew members and 300 actors/extras from New Mexico.
That’s a lot of people – from painters to hairdressers to grips to actors – at often significant wages. It’s bringing money into the economy, supporting both the rental and the sale home market, and therefore helping sustain your investment in Santa Fe property. According to the Governor’s office, the 100 productions have brought in $1.6 billion to the state. In a state with just about 1.5 million people, that’s material.
Another great thing about this booming film business is that it brings lots of interesting people to Santa Fe, and other parts of the state. Many of these people fall in love with New Mexico and purchase homes here, adding to the economic base and the diversity of the state. We like that. Oh, and they buy lots of cowboy boots at Back At The Ranch.

The Santa Fe Real Estate Mood

So I’m asked regularly by people from out of town considering Santa Fe real estate, “how is it going?” and invariably “Is Santa Fe real estate as bad as here in [fill in the blank]?”
Well it ain’t 2005, that’s for sure. But with less than 70 foreclosures in the city at this moment, it ain’t Miami either. We are finding sellers more willing to “work with” less than stellar offers – and buyers are looking for properties that are either perfect or have considerable upside, in their opinion. In other words, the middle of the road properties are not moving. My counsel to buyers is “make your best offer, be prepared to back it up and be pre-qualified.” Buyers with short timescales tend to make aggressive offers, and my experience this year is that those offers are typically accepted.

All real estate is, of course, local. The frustrating thing about Santa Fe real estate is that there is so MUCH demand for it, from people who want to move in. The problem is their home in Scottsdale, Miami or Cincinnati. Once those markets start to move a little, I predict the end of the all-out buyers’ market here in Santa Fe.
