The Santa Fe Real Estate Mood

So I’m asked regularly by people from out of town considering Santa Fe real estate, “how is it going?” and invariably “Is Santa Fe real estate as bad as here in [fill in the blank]?”  

Well it ain’t 2005, that’s for sure.  But with less than 70 foreclosures in the city at this moment, it ain’t Miami either.  We are finding sellers more willing to “work with” less than stellar offers – and buyers are looking for properties that are either perfect or have considerable upside, in their opinion.  In other words, the middle of the road properties are not moving.   My counsel to buyers is “make your best offer, be prepared to back it up and be pre-qualified.”   Buyers with short timescales tend to make aggressive offers, and my experience this year is that those offers are typically accepted.
